The Dutch Bros site needed to incorporate the brand's established prototype and drive-through operations within a larger commercial development containing shared infrastructure and surrounding future users. The site required coordinated consideration of stacking, parking, circulation, utilities, drainage, access, and municipal requirements while maintaining the operational efficiency expected from a high-volume drive-through concept
LINQ integrated the Dutch Bros prototype into the broader development plan while coordinating the civil design, utilities, access, fire-lane connectivity, grading, drainage, and permitting requirements. The site was designed as part of the larger development rather than as an isolated pad, helping maintain consistency between tenant requirements and surrounding infrastructure.
Outcome / Current Status
The project is currently in civil design and permitting as part of the broader Mansfield commercial development.
