Shops at Stillwater IV – Mansfield, Texas
Shops at Stillwater IV required a Planned Development process while the requirements of future land users were still evolving. The project also presented significant engineering considerations associated with drainage, existing stormwater channels, shared infrastructure, access, and the long-term development of individual commercial lots. The challenge was to establish a development framework that worked today without limiting the flexibility required by future users.
Linq worked closely with the jurisdiction, ownership team, and future land users to coordinate the PD process with the engineering and site-development strategy. Drainage, existing channels, access, utilities, infrastructure, lot configuration, and future tenant needs were considered together so individual sites could move forward over time while remaining part of a cohesive overall development.
Outcome / Current Status
The project is currently in design and permitting, with ongoing coordination between the City, ownership team, and future commercial users.
